Our best building projects start with early engagement. Clients who get in touch early on in their home build, maximise our expertise and ultimately emerge with a better build – less stress, on time and no unexpected budget surprises. 

We can help you find an architect or designer aligned with your vision, or work with the professional you’ve already selected. Our team prefers to have input into budget estimates, material selection and design advisory while you’re still at the design concept stage. It can be more of a challenge to achieve your vision, timelines and budget expectations if you’re already at the working drawings stage.

Our experienced team has seen it all and love sharing their knowledge with first time home builders and seasoned new build pros. We can work with smaller budgets and $2m+ homes.

The cheapest house style to build in Wellington is typically a simple, single-storey home with a rectangular floor plan and gable roof. This design minimises materials, labour, and structural complexity, making it the most cost-effective option for new builds in New Zealand’s varied terrain and climate.

It depends heavily on region, design, site and finish level, but a ballpark range is $800,000 to $1,200,000+ for a well-finished, high quality 4-bedroom house (excluding land).

Using current industry build cost averages of $4,000–$6,000 per m², a 200 m² 4-bedroom home would cost $800,000–$1,200,000, to which technical fees, earthworks, consents and site-specific costs must be added.

In today’s market, it’s currently cheaper to buy an existing house and renovate, than to build new in New Zealand, due to rising material costs.

However, building a new home offers the opportunity for better energy efficiency, modern design, and lower maintenance, which can provide long-term value from lower running and maintenance costs, despite the higher upfront cost.

Many existing home purchases need renovations or improvements to get them perfect for your household’s needs.

The hidden costs of building a house in New Zealand can include council fees, site preparation, earthworks, utility connections, and landscaping. You should also budget for design changes, project delays, and finishing touches like driveways, fencing and soft furnishings, which are often excluded from initial quotes.

In 2025, the average building cost in New Zealand is typically $4,000 to $6,000 per square metre, depending on location, design complexity and finish level.

Architectural plans in New Zealand typically cost between 8 and 10% of the total build cost for a full-service architect. For simpler projects or when using a draftsman, fees may fall in the 2% to 4% range.
