How we work with our clients and architects

At Scotty’s Construction, we believe great results come from a clear, collaborative process. From our first conversation to the final handover, we will lead you through every stage with care and precision, so you know exactly what to expect and when.

Relax in the knowledge that our Construction Manager oversees the planning and scheduling of your project and is also on hand to offer any further technical advice to your architect, designer or supporting tradespeople as required. A schedule of works is created at the beginning of the project, with six weekly check-ins to ensure the project remains on track.

Your experienced Site Foreman is your daily contact who manages your project schedule to ensure key milestones are met. They liaise with sub trades and suppliers regularly throughout the week to ensure materials are delivered as and when needed for the next step of your project to be started.

From regular site meetings for our clients and architects, you’ll be across any critical design issues, project roadblocks or cost decisions. Regular communication ensures you’ll know about any project decisions quickly and can be reassured that final deadlines will be reviewed in line with any project variations.

Master Builders assurance

Working with a registered Master Builder means you’ll have peace of mind if something goes wrong on your project. The Master Build 10-Year Guarantee means that if your builder is unable or unwilling to complete your residential new build or renovation, you can claim up to $1 million, or the value of the building contract, whichever is less. Building guarantees are increasingly requested by mortgage lenders, and homeowners.

Homeowners can claim for loss of deposit, non-completion of a building project, materials and workmanship, structural defects and even provide funding for temporary accommodation.

Common questions for homeowners starting a build or renovation

We recommend checking that your builder is a Registered Master Builder. We’re happy to provide references from our recently completed projects and provide tours so you can see our work and meet our team – both completed projects and works in progress. Communication and trust is important too, so find the builder that is the right fit for you and work openly with them through the pricing process, supplier quotes and project specifications.

Our construction managers are Licensed Building Practitioners (LBPs) which is important to sign off restricted building work and get Code of Compliance. Check your builder has the necessary qualifications to complete your project.

There are many variables to building a house in Wellington. It depends a lot on the site location, the size of the build, the design and the desired finish quality.

As a rough guide you might expect to pay NZD4000+ per m2 for a custom-built standard house on a flat site  (construction costs only, excludes major earthworks, council fees and landscaping).

A 150m2 house (standard finish) could cost in the ballpark of NZD600,000+.

The most expensive parts of renovating a house are usually structural changes and major service upgrades. Anything that involves extending outside the existing footprint, moving or altering foundations, load-bearing walls, plumbing, or electrical systems tends to drive costs up quickly.

Kitchens and bathrooms are also consistently the highest-cost rooms per square metre, because they require cabinetry, tiling, plumbing, appliances, and sometimes custom finishes. These areas often account for the biggest share of a renovation budget.

Renovations that add the most value are typically kitchen and bathroom upgrades, since buyers place high importance on these spaces being modern and functional.

Improving street appeal through landscaping, painting, and exterior updates can also boost first impressions and resale value. Adding extra living space, such as a bedroom, open-plan living area, or outdoor entertaining zone, often gives one of the best returns.

Energy-efficient improvements, like double glazing, insulation and designing for solar gain, not only reduce running costs but also make a home more attractive to buyers.
